Acquiring a vineyard in the Bordelais


Patricia et Denis M. were dreaming of a new lifestyle. Their project: a new professional orientation, that in due time could become a full-time job. In 1996, they discover winegrowing.

Becoming a winegrower demands specific skills and a financial investment that requires taking a few risks. Determined to accomplish their new dream, they take up wine courses et the CERIA, join wine tasting groups and travel regularly to the most renowned winegrowing regions.

Armed with new knowledge, one last task (and not the lesser one) had to be achieved. They had to find a vineyard that responded to certain criteria.

We were looking for a wine estate of 10 to 20 hectares including housing which would be preferably surrounded by the vineyard. A wine storehouse producing a specific vintage and the all-year round presence of qualified and autonomous personnel was a necessity, as was temporary professional advice and a production with a high quality potential. These conditions were mandatory to us since, in order to guarantee regular income, we had decided to keep our current professions for another few years.

The discovery of the Château Lion Perruchon

In 1999 and 2000, once having clearly defined their objectives, they start their quest in France. First in the Corbières, where they find several interesting proposals. Then in 2001, thanks to the help of a friend, himself winegrower, they visit three vineyards in the Bordelais. And there, it was love at first site; the Château Lion Perruchon seemed to be just what they were looking for.

We were completely charmed by the estate. Wine estates are rare nowadays and in some regions they can be extremely expensive. You have to count about 150.000€ per ha for a vineyard in Alsace. Between 45.000 and 100.000€ per ha in the Bordelais with "Bordeaux", "Bordeaux Supérieur" or other smaller appellations and much more for the "Crus classés". The Languedoc Roussillon region which includes Corbières, is less expensive with prices ranging from 10.000 to 35.000 € per ha.

Setting up in a wine region also requires a certain number of administrative procedures, says D.M. You need an exploitation authorisation from the prefecture and an acquisition authorisation from the SAFER(Société d’Aménagement Foncier et d’Etablissement Rural) which retains a pre-emtion right on the land.

The bill of sale was finally signed on January 25th.

The Château Lion Perruchon estate is situated in the location of Perruchon, which is part of the Commune of Lussac (8 km from Saint-Emilion and 10 km from Pomerol). Entirely situated in the Lussac Saint-Emilion "appellation d’origine contrôlée (AOC)", the domain is composed of 10 hectares of vines, a wine storehouse, a master's house with surrounding lands.

The vineyard is almost uninterrupted surrounding the local housing and wine storehouse. Situated on a clay-limestone plateau, it is composed of Merlot (65%), cabernet sauvignon (25%) and cabernet franc (10%).

Our objective was to improve our wine's gustative and organoleptic qualities. How would we achieve this? By minimizing the productivity per hectare and by restoring manual picking and sorting of the grapes. Furthermore, we've made important investments on the installations.
